Welcome to Cherry Tree Farm. We’re here to offer a relaxed, thoughtful experience rooted in nature and community. By making a booking, you agree to the terms outlined below. Please read them carefully.
General information
Our ethos: Cherry Tree Farm Campsite is a family-friendly site welcoming families, couples, and small groups (up to six people per pitch).
Guest conduct: We expect all guests to treat our team and fellow campers with kindness and respect. Any antisocial behaviour or abusive conduct towards staff or other guests will result in your stay being cancelled immediately without refund.
Site rules: We reserve the right to ask guests to leave without a refund if site rules are not followed or if their behaviour disrupts the peace of the farm.
Updates: These terms are subject to change at any time without prior notice.
Guest rates & age classifications
Adults: 16 years and over.
Children: 3 to 15 years old.
Infants: 2 years and under (£5 flat fee per stay).
Dogs: £3 per dog per night (maximum 2 dogs per pitch).
June Special: Dogs stay free throughout the month of June!
Age and supervision policy
Any guests under 18 years of age are strictly not permitted to camp on site on their own or in groups unless they are accompanied by someone aged 21 or older.
Under-21 group bookings
As we’re a family campsite, any group consisting exclusively of guests under 21 years of age requires prior approval from site management before booking. Unapproved bookings may be cancelled.
Booking policies & minimum stays
Minimum stay requirements:
Off-peak season: 2 nights
Peak season: 2 nights
Bank holiday weekends: 3 nights
Pitch & group occupancy:
One sleeping unit only: Each pitch accommodates either 1 tent or 1 camper van/motorhome/caravan (pre-approval only). Combining a sleeping vehicle with a tent on the same pitch is not permitted.
One vehicle maximum: Only 1 vehicle is allowed per pitch. Unless you book Strawberry | electric | 2 vehicles
Occupancy: Standard bookings cover 2 adults. Maximum pitch occupancy is 6 people.
Adult group booking policy:
Bookings of 3 or more pitches by adult-only groups are classified as group bookings and must be arranged directly with management. (Please note: Multi-pitch bookings made by families travelling with children are exempt from group booking restrictions).
Adult group bookings are subject to a £100 per pitch pre-authorisation hold taken upon arrival via payment card.
The hold is released post-checkout provided the pitch is left in good order. Any damages, excess cleaning, or repairs exceeding the £100 per pitch hold will be charged directly to the card held on file.
Deposits & balance payments:
A 50% deposit is required at the time of booking. The remaining balance is due 28 days before arrival.
We will send a reminder email 28 days before check-in. You will have 24 hours to pay manually before we attempt to charge the card on file. If payment cannot be processed, we will contact you. If payment remains outstanding, your booking will be cancelled and the deposit retained.
Bookings made within 28 days of arrival require full payment upfront.
Identification & guest names:
All guests aged 18 and over must present valid photo identification at check-in.
Full names of all guests (all ages) must be provided at the time of booking. If guest details change prior to arrival, please update your booking by contacting us directly hello@cherrytreefarmcroyde.co.uk quoting either your reservation number or booking surname.
Special offers & booking amendments
Early bird offer (closes 1 June): Guests locking in bookings prior to 1 June 2027 secure our lowest rates of the season. This is our primary promotional offer for the year; no additional discount codes or promotional sales will be offered.
1st June rate shift: On 1st June, the Early Bird window closes, and shifts to standard pricing.
Extended stay savings: A 10% discount is automatically applied at checkout to all continuous bookings of 7 nights or more.
Booking amendments: Any requested changes to stay dates, guest counts, or pitch upgrades will be recalculated using the prevailing rate on the day the amendment is made. To retain promotional Early Bird rates, any amendments must be requested prior to 1 June.
Pitch allocations & availability
Cherry Tree Farm cannot guarantee specific pitch numbers at the time of booking. While your selected field choice is guaranteed, final pitch numbers remain subject to availability. If you wish to lock in a specific pitch number, please email us and we will do our best to accommodate your request. Otherwise, your confirmed pitch number will be assigned upon arrival. Any pitch numbers displayed on automated booking emails prior to check-in are placeholders only.
Cancellation policy & refunds
Within 72 hours of booking: Full refund.
28+ days before arrival: 80% refund of full booking value (20% retained).
7–28 days before arrival: 20% refund of full booking value (80% retained).
Less than 7 days before arrival: Non-refundable.
Wellness & sauna bookings: Cancellations within 24 hours of session start time, do not qualify for a refund or transfer.
Refund processing fee: All refunds are subject to a payment processing fee of 1.4% + 25p per transaction on the original payment amount (including sauna and yoga bookings).
Early departures: Refunds are not provided for early departures or mid-stay changes.
Travel insurance: To protect your holiday against unexpected circumstances, we strongly recommend purchasing personal travel insurance. Our cancellation policy is strictly final.
Arrival & departure
Check-in:
Pitches are available from 1:00 pm.
Standard check-in closes at 8:00 pm to preserve evening quiet hours. The entry barrier and reception close at 8:00 pm, so please allow sufficient travel time. We cannot accommodate late or contactless check-ins after 8:00 pm without prior arrangement. All guests need to be checked-in by this time.
Late check-in fee: If you are running late and notify us in advance, check-ins between 8:00 pm and 10:00 pm can be arranged for a £15 fee per pitch. We cannot accommodate check-ins after 10:00 pm under any circumstances.
ANPR barrier & site speed:
An automatic number plate recognition (ANPR) barrier is in operation. Your vehicle registration is activated at check-in.
The barrier is locked to incoming vehicles between 11:00 pm and 7:00 am. You will be unable to enter at any time during these hours.
Strictly 1 vehicle per pitch unless you’re staying on Strawberry | electric | 2 vehicles
Speed limit: The site speed limit is 5mph at all times for the safety of children, wildlife, and fellow guests. Excessive speeding or reckless driving will result in cancellation of your stay without refund.
Check-out:
Pitches and bell tents must be fully vacated by 11:00 am. Vehicles must be moved off the pitch by this time.
Unauthorised late check-outs after 11:00 am will incur a charge of £10 per adult per hour, charged to the card on file.
Please leave your pitch as clean as you found it and dispose of all rubbish in designated bins. Excess cleaning or damage costs will be charged to the card on file.
If you wish to extend your stay, please pop into reception ahead of time to check availability.
Site rules
Drones: To protect the privacy and peace of all guests, drones are strictly prohibited anywhere on site.
Quiet hours: Please respect our quiet hours between 10:30 pm and 7:00 am.
Fires & BBQs:
Only raised, enclosed fire pits or raised BBQs are permitted. Fire mats are required and are loaned from reception for a £10 refundable deposit.
Any fire damage or grass burns will result in repair charges deducted from your security bond or charged to the card on file.
Disposable BBQs are strictly banned for safety and environmental reasons; guests using disposable BBQs will be asked to leave the site.
All fires and BBQs must be fully extinguished by 10:30 pm.
Fire permissions remain subject to local weather conditions and emergency services guidance.
Dogs:
Well-behaved dogs (maximum 2 per pitch) must be kept on a lead at all times and cleaned up after immediately.
Dog-free areas: Dogs are not permitted in our dedicated dog-free fields (Jinnies, Billy’s and Tidswell), nor in the toilets, showers, washing up zones and sauna, or ice bath areas.
Local beach rule: Please note that Croyde Beach does not allow dogs between 1st May and 30th September.
Visitors:
All day visitors must register at reception upon arrival. Please note that we are not always able to provide parking and therefore request that visitors park locally and walk in. We reserve the right to refuse any entry to visitors who are not booked to stay on your pitch.
Additional cars are charged at £10 per vehicle (subject to site capacity).
Day visitors must leave the site by 10:30 pm.
Site safety & night patrol:
For your peace of mind and safety, a member of our team patrols the site during the night. Patrol staff wear body cameras for guest and staff security. Footage is only ever accessed in response to specific incidents or complaints.
Field notes
Tidswell: Our rewilded nature space. Guests are welcome to walk and enjoy the space, but please stick to paths to protect local wildlife. No dogs permitted.
Strawberry: A family-friendly field with electric hook-ups. Pitches 1–9 strictly allow 1 vehicle maximum and tents up to 7 metres in length. Pitches 10–15 feature dedicated parking and accommodate larger family tents. Dog-friendly (must be added at booking).
Jinnies: A spacious, family-friendly field. Dog-free. Electric hook-up available on pitches 1–11.
Stentaways: Located close to the barn and reception with a social feel. Electric hook-up available on pitches 1-14. Dog-friendly (must be added at booking).
Bell tents (Flo, Ruby, Finn & George): Pre-pitched, furnished bell tents in Little Tidswell (sleeps 2 adults; babes in arms welcome). Max 1 dog permitted. Requires a £50 refundable damage deposit. Includes complimentary sauna passes (non-transferable/no cash value).
Breezlands: A quiet, adults-only field with electric hook-up. Accessible pitches available near the top. Not suitable for group bookings or late nights. Dog-friendly (must be added at booking).
Billy’s: A smaller, peaceful field at the top of the site. Dog-free. Electric hook-up available on pitches 9 & 10.
Rocket: Flat field with scenic views and direct access to the Croyde Beach footpath. Electric hook-up available on pitches 1–34. Dog-friendly (must be added at booking).
Little Lag: A quiet, tucked-away field with no electric hook-up. Free camping space, with no marked pitches. Available for small exclusive group hires upon request.
On-Site Facilities
Facilities: Unisex shower and toilet blocks, including an accessible toilet and shower room.
Washing-up: Two designated dishwashing stations on site.
Device charging: Portable power banks are available to hire for £5 per day (£25 refundable deposit). There are limited charging zones on site, where your items can be charged but are left at your own risk. We take no responsibility and liability for your belongings and items.
Ice packs: Ice packs are available for purchase and exchange at reception. There is limited fridge and freezer space available in our washing up areas. All items are left at your own risk. Food must be labelled, dated and left at your own risk. We accept no liability.
Wetsuit rinsing: Dedicated outdoor wetsuit rinsing stations are provided. Please do not rinse wear and rinse wetsuits inside toilet blocks and shower cubicles.
EV charging: Dedicated EV charging is available for a fee (arrange at reception).
Sauna, ice baths & wellness studio: Wood-fired sauna, cold plunge, and barn yoga/fitness classes are bookable online via our Wellness Calendar. All participants must be 18+ and sign the required health waiver prior to attending.

Peak season: 1st July - 31st August
Off-peak season: 7th - 30th June, 1st September - 15th October
Bank holiday weekends (3-night minimum):
Summer bank holiday: 27th August
Liability
Cherry Tree Farm Campsite accepts no responsibility for loss, theft, or damage to personal belongings or vehicles. All items are brought onto the campsite at the owner's risk.
Guests are responsible for ensuring their personal property and camping equipment are securely anchored and locked.
We reserve the right to charge any verified damages or unpaid stay balances to the payment card held on file.
