Cherry Tree Farm terms and conditions
Welcome to Cherry Tree Farm. We’re here to offer a relaxed, thoughtful experience rooted in nature and community. By making a booking, you agree to the terms outlined below. Please read them carefully.
General information
Cherry Tree Farm Campsite is a family-friendly site welcoming families, couples, and small mixed groups (up to six people per pitch).
We reserve the right to refuse entry or ask guests to leave without a refund if site rules are not followed or if behaviour causes disruption to others.
Any antisocial behaviour will result in your stay being cancelled with no refund. Abuse or rudeness towards our staff will not be tolerated under any circumstances.
These terms are subject to change at any time without prior notice.
Booking policies
Booking Requirements:
Minimum stays:
2 nights (off-peak season).
3 nights (peak season).
4 nights (bank holiday weekends).
Each booking covers two people (1 tent/van) and one vehicle.
Maximum group size: 6 people. No multiple or linked bookings for larger groups.
All group bookings must be arranged exclusively with management. They will be subject to a £50 per person security bond deposit, refundable upon checkout.
No single sex group bookings.
Cards are held on file to cover damages and antisocial behaviour. There is a £10 security bond per person with further damages being charged on top of this at cost.
Deposits: A 50% deposit is required when booking.
Balance Payment:
The remaining balance will be automatically charged 28 days before arrival.
Bookings made within 28 days of arrival require full payment upfront.
ID and names required:
All guests aged 18 and above must present valid identification at check-in.
Full names of all guests (of all ages) must be provided when booking.
If guests change before arrival, please update using the ‘Manage Booking’ link or contact us.
Cancellation policy
Within 72 Hours of Booking: Full refund.
28+ Days Before Arrival: 80% of the booking value refunded.
7–28 Days Before Arrival: 20% of the booking value refunded.
Less Than 7 Days Before Arrival: No refund.
Refunds are not provided for early departures or changes to the booking once the stay has started.All refunds are subject to a processing fee of 1.5% + 20p on the original payment amount.
Arrival & departure
Check-In:
Pitches are available from 13:00 pm.
The latest check-in is at 8:00 pm. Please notify us if you will be arriving late, as we may not be able to accommodate you. The barrier and reception are closed at 8pm, so please allow sufficient travel time to be here before this. We do not allow late or contactless check ins.
ANPR barrier in operation. Your number plate is added to our system upon check-in. The barrier is locked between 11:00 pm and 7:00 am. One vehicle per pitch. Please drive no more than 5pm on-site. Excessive speeding or dangerous driving will result in you being asked to leave.
Check-out:
Pitches must be vacated by 11:00 am to avoid late fees. Charges apply for late departure or if your pitch isn’t left as you found it.
All pitches must be fully vacated by 11:00 am. Vehicles must be moved off the pitch by this time.
If you stay beyond 11:00 am without prior agreement, a £10 per adult per hour charge will be applied.
Please leave your pitch as you found it and take all rubbish with you. If not, the charges above will be made to your card on file to cover late departure, excess cleaning, or damage.

Site rules
Driving:
We have a strict 5mph speed limit on site. We pride ourselves on the freedom children and families can have. We encourage everyone to leave the car and walk everywhere once set up. For the safety of all site users and staff (including animals), it is 5mph when driving on site at all times. Anyone breaking this rule will have their booking cancelled and be asked to leave. We are zero tolerance for speeding.
Noise:
Quiet time: from 10:30 pm
Fires:
Only raised and enclosed fire pits or BBQs are permitted.
Disposable BBQs are banned, with no exceptions.
Fires and BBQs must be extinguished by 10:30 pm.
We reserve the right to ban fire pits and BBQs at any time, with advice taken from the local fire service and emergency services.
Dogs:
Well-behaved dogs are welcome (maximum 2 per pitch) for £5 per dog per night.
Dogs must be kept on a lead at all times and cleaned up after.
We offer two designated dog-free fields for those who prefer a pet-free experience: Strawberry and Tidswell.
Please note Croyde Beach does not allow dogs from 1st May to 30th September.
Visitors:
All visitors must register at reception and park in the designated area.
One car per pitch. Extra cars are charged at £10 and must be checked in at Reception. If the site is at capacity, we have the right to refuse entry to extra cars.
No visitors after 10:30 pm.
Site Patrol & safety monitoring
To ensure the safety of everyone on site, a member of our team will be patrolling during the night. For the protection of both guests and staff, they will be wearing a body camera. Footage is only accessed if required in response to an incident or complaint and will never be used for any other purpose.
Pitch rules (applicable to all pitches)
Check-in: From 1 pm. Final check-in at 8 pm which is not negotiable.
Check-out: By 11 am. Charges apply for late departure.
Pitch size: 10m x 12m. One tent per pitch. Maximum of 6 people per pitch.
One vehicle per pitch. ANPR barrier is activated at check-in. Please make sure you input the right reg number when you book.
Awnings and pup tents must be pre-approved via email and fit within pitch boundaries.
Raised fire pits are permitted (weather dependent). Firewood is available to purchase.
Quiet time is from 10:30 pm.
Dogs are only allowed in designated dog-friendly fields and must be added to your booking in advance.
Field notes
Tidswell. Our wilding space, with no camping. You are free to walk around and enjoy the space, but are asked not to disturb the wildlife in the long grasses and no dogs are allowed.
Strawberry: A sloping, family-friendly field. Electric hook-up available. Pitches 1-9 are 1 vehicle maximum and smaller tents. 10-15 benefit from a dedicated parking area, and can take larger family style tents. Dog-friendly (must be added at time of booking).
Jinnies: The Jinnies you know and love is back. Family friendly, no dogs. Lots of open space. Electric hook-up available on pitches 1-11.
Stentaways: Closest to the barn and reception, with a social atmosphere. Electric hook-up available. Dog-friendly (must be added at time of booking).
Flo & Ruby (Bell Tents): Pre-pitched furnished bell tents set in Little Tidswell. King-size beds, private decking, soft furnishings, private composting loo and shower. Max 1 dog allowed. Sleeps 2 adults only.
Breezlands: A quiet adults only field. Dog-friendly (must be added at time of booking). All pitches benefit from electric hook-up. Accessible pitches are located at the top of the field. This is not a party field for large groups, so please do not book into here if you are looking for late nights.
Billy’s: One of our smaller fields at the top. 2 electric hook-up pitches 9 & 10 are available to book. family friendly space for those looking to be a bit further from everything with no dogs around.
Rocket: Flatter than most fields, with great views. Electric hook-up available on pitches 1-34. Close to facilities. Ideal for groups or families. Closest to the beach with the pedestrian exit leading to the footpath to Croyde beach. There is a space at the bottom which is unmarked for those who like to turn up and choose where they pitch their tent. Dog-friendly (must be added at time of booking).
Little Lag: A small, tucked-away field for a quieter feel. No electric hook-up. Reserved for small groups looking to have some exclusivity. Please get in touch if you want to book this space.
Facilities
Showers & Toilets: Unisex facilities are available, including a disabled toilet.
Washing-Up Stations: Two designated areas onsite.
Device Charging: Power banks are available for £5 per day with a £25 refundable deposit. We do not offer an area for you to plug items in and leave them to charge and we cannot charge power blocks and battery packs for you.
Ice Packs: Available for purchase and exchange throughout your stay. We do not freeze ice blocks free of charge.
Wetsuit Rinsing: Dedicated rinsing areas are available. Showers are not to be used for rinsing wetsuits.
Car charging is available at a chargeable rate. This must be arranged with Reception.
Sauna & Ice Baths: Our wood-fired sauna and cold plunge setup is available to book via our Wellness Calendar for individuals 18 years of age or older. Sessions are 50 minutes.
Wellness Calendar: Regular yoga, fitness, and movement classes are held in our barn studio. Classes are bookable online and open to all levels.
Waivers: All sauna users and class attendees must sign the relevant waivers before attending. These are included in the booking process. You may be asked to pop by reception and complete one of these, so please arrive 5-10 minutes before your session.
Important dates
Peak Season: 1st - 3rd May, 22nd - 31st May & 10th July – 31st August.
Off-Peak Season: 15th -30th April, 4th - 21st May, 1st - 9th July & 1st September - 11th October.

Early May Bank Holiday: 4th May
Spring Bank Holiday: 25th May
Summer Bank Holiday: 31st August
Liability
Cherry Tree Farm Campsite is not responsible for loss, theft, or damage to personal belongings.
Vehicles are parked at the owner’s risk.
Guests are responsible for ensuring their property is secure during their stay.
We reserve the right to charge any damages to the card stored on file when completing a booking.
Refunds
Refunds for cancellations are processed in accordance with the cancellation policy. All refunds are subject to a processing fee of 1.5% + 20p on the original payment amount. Security bonds will not be refunded if terms are breached or the pitch is not vacated on time and in good condition.
